Rental Rules
1. CHECK IN TIME IS AFTER 4 p.m. PST AND CHECK –OUT IS 10:30 a.m. PST. NO early check-ins. This agreement does not create a tenancy or residence. You must depart at the appropriate times.
2. This is a non-smoking home.
3. PETS ARE NOT ALLOWED IN/AT THE HOUSE
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT. A damage/reservation deposit of $350.00 is required. This must be received upon booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure, providing the following provisions are met.
a. No damage is done to the home or missing contents, beyond normal wear and tear.
b. All garbage and debris is placed in the covered trash containers outside, the kitchen is clean, and the house is generally tidy. One load of laundry is started (towels)
c. All keys are left where they were found and the house is locked.
d. All charges accrued during the stay are paid prior to departure.
e. No linens are lost or damaged.

NO early check-in or late checkout (unless approved by owner).
g.
The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
6. PAYMENT
Please make payments in the form of Bank card, MasterCard or Visa Credit cards only. The payment is not a damage deposit. The BALANCE OF RENT is due sixty (60) days before your arrival date.
7. CANCELLATIONS
A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $50.00 cancellation fee. Cancellations made within 60 days of arrival forfeit all fees paid.
8. MAXIMUM OCCUPANCY
The maximum number of guests for The Mazatlan escape condo is 9. An additional charge of $10.00 per person per night for guests in addition to six (6) will be assessed.
9. THIS PROPERTY REQUIRES A SEVEN (7) NIGHT MINIMUM STAY.
Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven nights, the guest will be charged the full 7 – night stay.
10. RATE CHANGES
Rates are subject to change without notice.
11. FALSIFIED RESERVATIONS
Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
12. WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing, in advance.
13. FIRE, STORM, NATURAL DISASTER AND/OR ROAD CLOSURE POLICY
The Cancellation Policy applies to all events. Trip Insurance is advised. Refunds will only be considered if all flights are cancelled to Mazatlan. We suggest trip insurance if there is any question. We have researched several. Please contact us for more information.
14. REPAIRS
We make every effort to ensure that all equipment within the residence is within working order. In the event of a breakdown, we will strive to repair it as soon as possible after we have been notified.
(A) Guests are required to immediately inform the owner and/or Caretaker
of any problems associated with the premises, including appliances,
furnishings, spas. Owner/Caretaker shall undertake reasonable efforts to
remediate any reported problems. However, no refunds will be given for
inoperable furnishings or fixtures.
(B) There will be no refunds or adjustments made for any other unexpected situations beyond our control such as but not limited to such as a bugs, rodents, wildlife, power outage, weather, construction, repairs and the like.
15. ENTRY
GUEST agrees that the OWNER or OWNER’S Caretaker may enter the premises for maintenance purposes or for other purposes deemed necessary with 12-hour notice to the GUEST when possible. In the event the GUEST is not available to be given notice within 12 hours, the owner / caretaker shall have the right to enter the premises for necessary purposes. The garden shop and grounds at Mazatlan Escape may be maintained by the owner/caretaker while guests are present. Reasonable accommodations will be made to maintain the guest’s privacy when requested. However the owner reserves the right to access the garden, shop, grounds and pool at any time.
16. MAINTENENANCE CREWS
Landscaping crews care for the Mazatlan escape grounds and will generally arrive on Mondays although sometimes this may vary. The Pool is cared for twice weekly, typically on Mondays and Wednesdays
No Smoking or pets allowed. Min stay 1 week the week is Sat check in 2pm Friday 10 am Unless other arrangements have been made. Maid service weekly unless otherwise arranged. The pool has no life guard and is approx 5 ½ ft on the deep end. …Do not leave your children unattended.
Your reservation is not complete until we contact you to confirm the dates of your vacation. We do this to avoid double bookings and we will contact you within 72 hours after receiving payment.
Cancellations must be made prior to 60 days of your arrival date to be eligible for a refund - there is a $50 fee for any cancellation and no refunds are given for cancellations within 60 days of your arrival date.
